Within the residential market, our work has been extensive. We have closed thousands of transactions since we began our practice, quantifying billions of dollars in monetary value. These closings have involved traditional purchase-sale transactions between consumers, short sales, real estate owned (or “REO”), and closings involving consumers, investors and institutional investors, as well as other professionals throughout the entire State of Georgia.
Our primary focus in closing residential transactions is ensuring the marketability and insurability of title to the real estate being conveyed. We also function as a settlement agent and financial conduit for the proper disbursement of funds to the respective payees in each transaction, among other things. As a law firm, our primary focus is ensuring the proper parties’ priority interests are properly secured.
Our commercial real estate practice involves much of the same legal work as our residential transactional work in that we ensure the marketability and insurability of title and function often as a settlement agent to the parties in the transaction. However, due to the nature of the transactions, more extensive legal representation is involved through the negotiation and drafting of legal opinions, intercreditor agreements, security agreements, subordination agreements, easements, and other relevant legal documents. We have represented buyers, sellers, and lenders in secured and unsecured transactions.
Administrative law involves representing clients before executive agencies of government at the municipal, county, state, and federal levels. We have represented clients before county-level agencies to obtain zoning changes from residential or agricultural designations to commercial designations. Our practice also involves obtaining variances within current zoning designations. Moreover, the firm has represented clients in property tax appeals before county tax assessors’ offices and before Boards of Equalization.
